- Maintenance & repair responsibilities: The association maintains the exterior of buildings, grounds, and common elements (painting, roofs, fences, landscaping, walkways, driveways, parking areas, landings, stairways, utility lines). Each owner must keep their unit and any limited common elements clean and sanitary.
- Termite treatment: Each owner is responsible for termite treatment for their unit and surrounding common elements (exterior surfaces and roof). If the owner fails to treat after 10 days' notice, the association may do the work and charge the owner; that charge becomes a lien on the unit.
- Emergency services: The association is not responsible for procuring or paying for emergency services for any member, nor for any costs from Rural Metro.
