What Cave Creek Rancho Verde Del Rio Townhomes's governing documents say
Cave Creek Rancho Verde del Rio Townhomes is a 20-unit townhome community in Carefree, AZ. You own your individual townhome lot and building, but share exterior walls with neighbors. The association maintains the building exteriors, roofs, and common areas, while owners are responsible for their lots and interiors. All owners, residents, and guests must follow the community's covenants, rules, and restrictions, which cover everything from architectural changes to leasing and parking.
- Architectural control: Any exterior alteration, including landscaping, fences, or paint, requires prior written approval from the Architectural Committee. Nonstructural interior changes do not need approval, but structural changes do. The committee has 45 days to respond; if no response, approval is deemed granted.
- Residential use & home businesses: Townhomes must be used as single-family residences only. Limited home businesses are allowed if not visible or detectable from outside, comply with zoning, and do not create nuisance or hazard.
- Leasing & rentals: Leases must be in writing, for at least 30 consecutive days, and include the entire townhome lot. Owners must notify the association of lease start and end dates and tenant names.
- Pets: Household pets are allowed subject to Town of Cave Creek regulations. Livestock, fowl, and poultry are prohibited.
- Parking & vehicles: Parking is allowed only in driveways, garages, or designated spaces. Common area parking is for visitors with a written permit. Garages must be used for parking at least two cars and cannot be converted to living space. Inoperable vehicles and vehicle repairs (except emergencies) are prohibited.
- Trash & maintenance responsibilities: Owners must keep their lots clean and maintain their townhome interiors and landscaping. Garbage must be in covered containers, placed out only on designated collection days. The association maintains building exteriors, roofs, and common areas.
- Assessments & fees: Owners pay regular and special assessments to cover common expenses. Unpaid assessments create a lien on the property and may lead to suspension of common area use or foreclosure.
