Sonoran Villas Condominiums (Carefree, AZ) is a condominium community — you own your individual unit and share ownership of the building's common elements, which the association maintains and insures, funded by assessments. This document is the full declaration of condominium that defines ownership, use restrictions, and obligations for unit owners, residents, and guests.
- What you own & maintain: You own the interior finished surfaces of your unit (walls, floors, ceiling) and interior fixtures that serve only your unit. The association maintains and repairs all common elements and limited common elements (like exterior doors, windows, balconies, and structural components). You are responsible for maintenance inside your unit and for any limited common elements allocated to you.
- Use & occupancy: Units must be used as a residence for a single family (defined as persons related by blood/marriage/adoption, or up to 4 unrelated persons). Home businesses are allowed only if not detectable from outside, no customer visits, and no employees who don't live there. Leases must be in writing, for at least 30 days, and no subleasing or time-sharing is allowed.
- Leasing & rentals: Leases must be for at least 30 days. You must provide the association with a copy of the lease and contact info at least 10 days before the lease starts. You are responsible for any rule violations by your tenants or guests.
- Pets: Only dogs, cats, fish, or birds commonly kept as household pets are allowed, in a reasonable number as determined by the board. Dogs must be leashed (max 6 feet) outside your unit and waste must be cleaned up immediately. The board may adopt rules further restricting pet size or number.
- Parking & vehicles: Park only in designated parking spaces (garage or assigned limited common element). No inoperable vehicles, boats, or trailers. Repairs are limited to emergencies. Violations may result in towing or booting at owner's expense, fines, or suspension of rights.
- Architectural review: Any structural changes or alterations visible from outside require prior written board approval. Nonstructural interior changes are allowed without approval but you are liable for damage. The board may require plans, deposits, and insurance for any work.
- Assessments & fees: Each unit pays a regular assessment (budget-based) and may be subject to special assessments, individual expense assessments, and enforcement assessments. Assessments are a lien on your unit. Late charges and interest apply. There is also a one-time working capital fund payment for new owners.
