What Carefree Too's governing documents say
This document is the Declaration of Condominium for Vista del Norte Condominiums (Carefree Too, AZ), a 11-unit condominium community. It establishes a horizontal property regime and creates the Vista del Norte Homeowners Association. The rules apply to all unit owners, occupants, and their guests.
- Occupancy & use: Each unit must be used as a residence for a single family only. No business activities, nuisances, or unlawful uses are allowed. Occupancy is subject to all zoning laws and the declaration.
- Leasing & rentals: Leases must be in writing and for the entire unit. Transient or hotel use is prohibited. Leases are subject to all governing documents, and lessees must comply; failure is a lease default.
- Pets: Household pets are permitted, but the Board may limit the number and kinds of pets and regulate them further.
- What you own & maintain: Unit owners own the interior surfaces, fixtures, and personal property within their unit. The Association maintains the common elements (land, roofs, walls, patios, parking, etc.) and portions of units that support the building. Owners are responsible for interior maintenance, decorations, and windows/glass doors unless otherwise decided.
- Assessments & fees: Regular assessments are based on each unit's percentage interest in common elements. Special assessments may be levied for unanticipated costs or owner defaults. Unpaid assessments bear interest and create a lien on the unit, enforceable by foreclosure.
- Insurance: The Association must maintain property and liability insurance covering the common elements and the building. Unit owners should obtain their own personal property and liability coverage.
- Alterations & additions: Nonstructural interior alterations do not require Board approval, but structural changes and any modifications visible from outside need prior written Board approval. Owners are liable for damage caused by alterations.
