Rancho Velero is a single-family residential subdivision in Chandler, AZ, governed by a Declaration of Restrictions recorded in 1974. The rules bind all lot owners and occupants, and cover minimum home size, livestock, parking, and architectural standards — there is no homeowners' association involved.
- Land use & residential character: All lots 2 through 27 are for single-family residential use only. No business activities are permitted on any lot.
- Minimum home size: Every residence must have a ground floor area of at least 1,400 square feet, excluding open porches, pergolas, and attached garages.
- Outbuildings & livestock: One single-family residence plus a private garage/carport and a stable, livestock shelter, or tack room (minimum 24x20 ft) are allowed. Livestock is permitted as a hobby, but not for commercial gain. Pigs, hogs, goats, and poultry are prohibited. All animals must be properly fenced or stalled per city code.
- Temporary structures & occupancy: No temporary structures, trailers, tents, shacks, garages, or barns may be used as a residence. No residence may be occupied until the structure is nearing completion.
- Architectural & material approval: All construction requires prior written approval from Central Construction Co. (the developer) for designs, plans, and materials. Exterior surfaces must be finished or of natural materials. All construction must be new, with approved plumbing and wiring.
- Setbacks & fences: Stable/livestock shelter must not be closer than 20 ft to the rear of the main dwelling, 3 ft from the rear lot line, or 20 ft to any side lot line. Fences within 100 ft of the front must be block, steel, chain link, or wood with specified post and rail dimensions.
- Parking & storage: Only private passenger cars and pickup trucks may be parked on the front or side of a lot. Larger trucks, boats, camping trailers, and similar items must be kept in a private garage or screened from view. No trailer larger than a camping trailer may be stored on a lot.
