Strawberry Point II is a single-family residential subdivision within The Provinces master-planned community in Chandler, Arizona. This 1985 supplemental declaration imposes architectural control, landscaping, and use restrictions on property owners in Lots 138–200, enforced by an Architectural Committee. The document supplements (not replaces) the Master Declaration of The Provinces, which governs the broader community structure and assessments.
- Architectural review & approval: The Architectural Committee must approve in writing most exterior changes: additions, alterations, antennas, air conditioning units, awnings, landscaping, pools/spas, fences, paint colors, roof materials, and outdoor lighting. The committee may impose conditions, require bonds, or deny approval if changes interfere with other owners' use or the property's appearance.
- Landscaping & yard maintenance: Front-yard landscaping must be installed within 120 days of purchase; back/side yards within 180 days. Front yards must include at least 25% grass or natural groundcover and at least one 24-inch tree (or two 15-gallon trees). Artificial turf, gravel, and rock require approval and must be tan or light brown. All yards must be kept neat and sightly; no exterior clotheslines allowed.
- Dwelling & lot standards: Each lot must have a single detached house of at least 900 square feet (ground floor, excluding carports/garages), not exceeding two stories. Garages/carports are limited to one story for three cars maximum. Front walls must be set back 20–53 feet from the street; side yard setbacks are 12.5 feet from side streets and 53 feet from side lot lines.
- Parking & vehicles: No more than four automobiles may be parked on a lot at one time (two in garage/carport, two in driveway). On-street parking is prohibited except for deliveries and temporary guest parking (under 10 hours). Tractor-trailers, motor homes, trucks over half-ton, and commercial vehicles are not allowed anywhere on the property.
- Outdoor improvements (pools, fences, storage): Pools and spas require prior written approval and may be subject to a security deposit; they cannot be visible from the street or neighboring properties. Fences and walls require approval; front fences cannot exceed 2.5 feet. Party walls (shared fences on lot lines) require joint maintenance and cost-sharing, except each owner pays for painting their own side. No exterior storage is allowed.
- Pets & animals: Domesticated dogs, cats, birds, and fish may be kept as household pets without approval, provided the Architectural Committee determines they are not a nuisance, threat, or objectionable to other owners. No other animals may be raised, bred, or kept without written approval.
- Water rights & Salt River Project: Ownership of property includes automatic shares in the Salt River Valley Water Users Association (SRVWUA), but owners cannot demand irrigation water from the Salt River Project (SRP) without the Association's sole discretion approval. The Association may request water for common-area irrigation and can assess owners for related costs.
