The Landing at Chandler Ranch is a single-family home subdivision in Chandler, AZ, governed by a homeowners’ association (HOA). This document is the official rulebook (CC&Rs) for the community, binding all lot owners and residents. It covers what you can do with your property, HOA fees, and community standards.
- What you own & maintain: You own your lot and the house on it, but you must maintain the exterior (including landscaping) in good condition. The HOA is responsible for common areas, but may also maintain front yards at its option.

- Parking & vehicles: Vehicles must be parked in a garage or driveway on your lot. Street parking is only for deliveries, pickups, or short-term guests. No vehicle storage (including boats, trailers, RVs) unless screened and approved; no in-view repairs.
- Pets & animals: Only small, ordinary household pets allowed. No raising, breeding, or keeping of animals, reptiles, fish, or birds that become a nuisance or threat to others.
- Use restrictions & businesses: Lots are for single-family residential use only. No businesses, trades, or commercial activities. No open burning, no outdoor speakers/amplifiers, no signs except one small 'for sale' or 'for rent' sign.
- Party walls: Walls built on lot dividing lines are party walls, with shared maintenance costs proportional to use. Disputes are settled by arbitration.
