Windermere Ranch (Chandler, AZ) is a planned single-family home community governed by a homeowners' association (HOA). This Declaration of Covenants, Conditions and Restrictions (CC&Rs) applies to all lot owners and residents, setting rules for property use, maintenance, and assessments. The HOA maintains common areas and enforces architectural standards.
- Architectural review: Any exterior improvement visible from neighboring property (within 100 feet) must have prior written approval from the Architectural Committee. The Committee can charge a review fee and require a refundable construction deposit. Applications not acted on within 60 days are considered disapproved. The Committee may consider design harmony, aesthetics, and consistency with the development plan.

- Signs: Signs visible from neighboring property are generally prohibited except: (a) required by law, (b) up to two identification signs per dwelling (max 72 sq. in. each), (c) security signs (72 sq. in.), (d) declarant's promotional signs, and (e) other signs approved in writing by the Architectural Committee.
- Common walls & shared maintenance: For walls separating yards between lots, owners share equal rights to use and are jointly responsible for repair from non-negligent causes.
