What Victoria Manor's governing documents say
Victoria Manor is a single-family detached home community in Chandler, AZ, governed by a homeowners association (HOA). If you buy a home here, you own the lot and house, and you must follow rules about how you use your property, what you can build or change, and how you maintain it. The HOA collects assessments to maintain common areas (including private streets) and can enforce rules with fines and liens.
- Residential use & home businesses: Lots may only be used for single-family residences. Home businesses are allowed only if they are not visible or detectable from outside, comply with zoning, and do not involve customers coming to the lot. Leasing your home is permitted and is not considered a business.
- Architectural review & landscaping: An Architectural Committee must approve all exterior changes, including paint, fences, landscaping, and solar panels. Fences must be block construction, max 6 feet tall (3 feet within 15 feet of the front property line). Landscaping must be installed within 6 months of ownership, using xeriscape principles, and must be kept weed-free.
- Vehicles & parking: Vehicles parked outside must not exceed 228 inches in length, 84 inches in height, and 84 inches in width. No commercial vehicles may be visible from neighboring property or common areas (with limited exceptions for pickup trucks with camper shells). Overnight street parking is not allowed. Inoperable vehicles and repairs (except emergencies) are prohibited.
- Pets: You may keep a reasonable number of common household pets (dogs, cats, etc.) as determined by the Architectural Committee. Pets must be kept in a fenced yard or on a leash, may not enter other lots, and must not create a nuisance or excessive noise. Commercial breeding is prohibited.
- Assessments & fees: The HOA levies annual assessments (set by the Board, with a maximum annual increase of the greater of 5% or CPI, but not more than 20% without majority owner approval). Special assessments require a 2/3 vote of owners. A Transfer Fee of 3 months' assessments is charged to new buyers. Delinquent assessments become a lien on your property.
- Signs: Only certain signs are allowed: one temporary for-sale/for-rent sign (max 5 square feet), one residential identification sign (max 80 sq. in. with committee approval), signs required by law, and signs used by the developer. All signs must comply with municipal ordinances.
