The document is a legal agreement among the golf course owner, the developer, and the homeowners association—not a full set of rules for residents. It defines property boundaries, easements, and shared responsibilities for the golf course and common areas.
- Electric meters & shared utility costs: The document allocates responsibility for specific electric meters between the association and the golf course owner. For example, a meter serving an irrigation timer and aeration pump is paid by the association unless the golf course owner substantially increases usage (more than $20/month). Similar provisions apply to other meters, with options to install separate meters if usage changes.
- Golf course use & public access: The golf course land (including driving range, maintenance area, and cart storage) is not common area of the association. The golf course owner may continue to allow public use and can set terms and conditions. The golf course cannot be rezoned for purposes inconsistent with golf course operation unless reasonable related uses are not disruptive to residents.

The association must maintain them and indemnify the golf course owner.
