Cooper Commons is a standard homeowners association (HOA) in Sun Lakes, AZ — you own your lot and home, and the association manages common areas and enforces rules. - Pool rules: Pool open April 1–Oct 31 (summer hours 8am–9pm; gates lock at 8:30pm). Closed in winter. Children under 16 must be supervised by an adult. No alcohol, smoking, glass, diving, or loud music. Guests must be accompanied by owner. Parties require written board approval and proof of liability insurance. Violations may result in key revocation or arrest.
- Assessment collection: If an assessment is not paid within 30 days of due date, a $10 late fee may apply. The HOA sends a reminder letter at 30 days, a demand letter at 60 days (with 15 days to pay or enter a payment plan), and may record a lien at 90 days. At 120 days, the HOA may take the owner to small claims court or refer to an attorney for foreclosure. All collection costs are the owner's responsibility.
