Rancho El Mirage is a standard single-family homeowners association (HOA) in El Mirage, AZ. These documents are the HOA's rules, design guidelines, and enforcement/fine policies that apply to all homeowners, residents, and their guests. They cover what you can build or change on your property, parking rules, and how violations are handled.
- Architectural review: Any exterior change, addition, or improvement (e.g., paint, landscaping, fences, patio covers, sheds) requires prior written approval from the Architectural Committee. Submit plans to HOAMCO; approval expires if construction doesn't start within 90 days and must be completed within 6 months (or 1 month for some projects). Appeals must be filed within 30 days.
- Parking violations & fines: Parking violations (e.g., on streets, blocking driveways) are subject to escalating fines: $150 for second notice, $250 for third, $350 for fourth, then $350 every 10 days until resolved. Flagpoles max 20 ft; only specific flags allowed (U.S., Arizona, armed forces, MOPH, Gadsden, Indian Nations). Basketball goals must be on interior side of driveway, not attached to home; night lighting prohibited. Sheds max height of surrounding fence; if taller, must match house materials. Ramadas and gazebos limited to 120 sq ft, max 10 ft high, and must be in rear yard only.
