- Leasing & rentals: No lease for less than three consecutive months. Written leases are required, and owners must notify the Board within 15 days and provide a copy. Leases must restrict occupancy to no more than five unrelated persons or a single family of any size.
- Architectural review: Any improvement visible from neighboring property requires prior written approval from the Architectural Committee. The Committee has broad discretion over design, harmony, and aesthetics. Applications are deemed disapproved if not acted on within 45 days.

Commercial vehicles, RVs, boats, and trailers are prohibited except in enclosed garages or designated areas. Vehicles in violation may be towed at owner expense.

- Landscaping & maintenance: Owners must landscape their lots within 90 days of purchase and maintain them in neat condition. Landscaping plans require Architectural Committee approval. Damaged dwellings must be repaired or rebuilt within 18 months.
- Party walls & fences: Owners of adjoining lots share party wall/fence maintenance costs. Damage caused by an owner or their guests must be repaired at that owner's expense. Disputes are resolved by the Architectural Committee.
