What Mirage at Magic Ranch's governing documents say
Mirage at Magic Ranch is a planned single-family home community in Florence, AZ, governed by a homeowners' association (HOA). All owners and residents must follow the rules set forth in this Declaration. The document covers use restrictions, maintenance duties, and association powers.
- Residential use: Lots may only be used for detached residential housing and typical incidental activities (e.g., private pools). Home‑based businesses are allowed only if they are secondary, operated by residents, not visible or audible from outside, and limited to 25% of the unit's area (Section 4.1.32).
- Leasing & rentals: Leases must be in writing, subject to the Declaration, and for a minimum term of 30 days (Section 4.1.14). Owners must notify the Association of leases and remain liable for tenant violations (Section 4.1.31).
- Pets: Only a reasonable number of common household pets are allowed, kept as domestic pets (not for breeding or commercial use). Pets must be confined to a fenced yard or leashed at all times. No pet structure may be visible from neighboring property. The Architectural Review Committee decides whether a pet is reasonable or a nuisance (Section 4.1.2).
- Parking & vehicles: Vehicles must be parked in garages, carports, or designated areas. No inoperable vehicles may be stored visibly. Trucks over 1‑ton, trailers, campers, boats, and recreational vehicles may not be parked or stored where visible from neighboring property, common areas, or streets (Section 4.1.20‑22).
- Architectural review: All exterior changes (structures, fences, paint, landscaping, etc.) require prior written approval from the Architectural Review Committee. Plans must be submitted and no deviations allowed without approval (Section 4.1.1). The Committee also approves signs, satellite dishes, solar panels, and window treatments (Sections 4.1.8, 4.1.13, 4.1.23‑24).
- Signs & exterior appearance: Signs visible from neighboring property are limited: two small identification signs for detached homes (max 72 sq. in. each) and one for attached homes. For‑sale and contractor signs require Committee approval (Section 4.1.13). Garage doors must stay closed except for access (Section 4.1.26).
- Assessments & fees: The Association levies annual and special assessments to maintain common areas and reserves. Assessments are a personal obligation and create a lien on the lot. Delinquent assessments may result in suspension of voting rights and use of recreational facilities (Article VII). Specific dollar amounts are not provided in this excerpt.
- Proximity disclosures: Lots on the perimeter are near property not part of the community, an operating railroad, and a wastewater treatment facility (Sections 4.2‑4.4). A golf course is adjacent but no ownership or use rights are granted (Section 4.6).
