Arrowpoint is a standard single-family homeowner association (HOA) community in Gilbert, AZ. Each lot owner owns the home and lot, while the association maintains shared common elements and enforces rules through assessments and an architectural committee. The rules bind all lot owners and occupants.
- Pets & animals: Dogs, cats, birds, or fish may be kept in reasonable numbers as household pets without prior approval, but they must not become a nuisance. All other animals require board approval, and no animal breeding is allowed.
- Leasing & rentals: Leases must be for the entire lot and for an original term of at least one month (no transient tenants). Leases must be in writing, and the owner remains responsible for all obligations; the lease must bind the tenant to the declaration and rules.
- Parking & vehicles: On-street parking may be restricted by board rules. No storage of boats, trailers, or commercial vehicles (over 3/4 ton capacity) without approval. All vehicles must be in frequent use and not abandoned.

- Maintenance responsibilities: The association maintains, repairs, and replaces common elements at its expense. Each owner is responsible for maintaining their own lot, including building exteriors, lawns, and landscaping, in a neat and sightly condition as determined by the board.
- Assessments & fees: Each owner pays regular assessments. The maximum initial regular assessment is $300 per year per lot (subject to proration). The board may increase it annually by the greater of CPI change or 10% without owner vote, or by a 67% vote for larger increases. Special assessments may be levied for unforeseen needs. Late payments incur 12% interest or the VA rate, and assessments are a lien on the lot.
