What Ikon Hayfield's governing documents say
Ikon Hayfield is a 160-unit condominium in Gilbert, AZ — you own your individual unit and share ownership of the building's common elements. The community was originally built in 1996 as apartments and converted to condominiums, and it sits within a larger master-planned community called The Township. These rules bind all unit owners, their tenants, and guests.
- What you own & maintain: You own the interior of your unit (including finished surfaces). The association maintains the common elements (hallways, exterior, clubhouse, etc.) and carries master insurance. Each unit has a 1/160th share of common expenses and votes.
- Leasing & rentals: Unit owners may lease their units, but no minimum lease term is stated in this document. Tenants have the right to use recreational amenities during their lease; owners cannot use them during that time. Short-term rentals are not explicitly restricted.
- Pets: Up to two dogs or two cats (or a combination totaling two) are allowed as household pets. They must be leashed outside, kept off patios/balconies, and owners must immediately clean up waste. No outdoor pet structures visible from the exterior.
- Architectural review & alterations: Any alteration visible from outside or affecting common elements requires prior written approval from the board and the master association's architectural committee. Interior changes (beyond paint and carpet) also need approval. Owners are responsible for damage caused by their renovations.
- Parking & vehicles: Only authorized vehicles (cars, SUVs, passenger vans, motorcycles, light pickup trucks) may park in designated parking spaces. No vehicle maintenance or storage in common areas. Unauthorized vehicles may be towed at owner's expense.
- Use & occupancy restrictions: Units are for residential use only. Home-based businesses are allowed only if they are not detectable from outside, don't involve client visits, and comply with zoning. No signs (including for-sale signs) are allowed on exteriors without board approval.
- Assessments & master association: Regular assessments are split equally per unit (1/160th each). Special assessments may also be levied. Each unit owner must also pay assessments to the master association (The Township). Nonpayment can result in liens and enforcement.
