It establishes a homeowners association (HOA) that owns and maintains common areas (clubhouse, pool, landscaping) and requires all owners to follow use restrictions, pay assessments, and obtain architectural approval for exterior changes. The rules bind all lot owners, occupants, and tenants.
- What you own & maintain: You own your individual lot (townhome unit) and are responsible for interior maintenance, repair, and replacement, as well as the rear yard area. The association maintains all common areas, front yard landscaping, and exterior portions of the homes.

- Architectural review: Any exterior addition, change, or alteration (including landscaping visible from other lots or common areas) requires prior written approval from the board or an architectural committee. Plans must be submitted; approval is deemed granted if not acted upon within 30 days after the next regular meeting.
- Parking & vehicles: Garage doors must be kept closed when not in use. The board may prohibit parking or storage of vehicles deemed unsightly or that create noise nuisances. No temporary structures, tents, sheds, or trailers are allowed without board consent.
- Use restrictions: Lots may only be used as single-family residences. No commercial or transient use. For-sale/rent signs are limited to a master sign placed by the board. No high-intensity lighting, window air conditioners, or clotheslines visible from other lots. Barbecues only on patio/rear yard.
- Assessments & liens: The association levies assessments as a common expense. Unpaid assessments, interest (12% per annum), costs, and attorneys' fees create a lien against the lot. The association can foreclose and sell the lot to collect.
