You own your unit and an undivided interest in the common elements; the association maintains the building exteriors, common areas, and grounds. Living here means following detailed rules on rentals, pets, vehicles, alterations, and unit upkeep.
- What you own & maintain: You own the interior of your unit, including interior surfaces, fixtures, appliances, and certain limited common elements like patios. You are responsible for cleaning, maintenance, and replacement of all plumbing, electrical fixtures, appliances, water heater, HVAC, windows, doors, and interior painting. The association handles exterior maintenance, roofs, common areas, and structural elements.
- Leasing & rentals: Leases must be for a minimum of 30 days, and must be in writing. Every lease must state that it is subject to the declaration, articles, and bylaws, and that any violation by the tenant is a default. Short-term rentals are not allowed.
- Pets: A maximum of two household pets (each under 30 pounds) may be kept only with prior written board permission. Pets must be leashed (max 6 ft) on common elements. Owners must immediately remove droppings. Pets causing disturbances may have permission revoked.
- Parking & vehicles: No commercial trucks, mobile homes, trailers, RVs, boats, or inoperable vehicles may be parked or stored on the project. Pickups, vans, and minivans are allowed only if they are under 210 inches long and 80 inches wide, have no commercial signage, and are used for basic transportation. No vehicle repairs are permitted (except emergencies). The board can tow violators at owner expense.
- Alterations & exterior appearance: No structural alterations, additions, or changes to common elements, limited common elements, or the exterior of your unit without prior written board approval. Window coverings visible from outside must be white, neutral wood tone, or approved by the board. No signs, flags, or antennas without board approval. Patios and balconies may only have normal patio furniture and must not be used for storage.
- Assessments: Annual assessments are determined by the board based on an annual budget, apportioned among units according to undivided interest. Assessments are due in monthly installments; unpaid amounts bear 18% interest and may be accelerated. Special assessments require a 51% vote of owners. Unpaid assessments become a lien on the unit.
