Copper Ranch is a standard single-family-home HOA in Apache Junction, AZ — you own your lot and detached house, and the association maintains common areas (Tracts A–C) and enforces rules through an elected board and an architectural committee. The covenants run with the land and bind all owners, residents, guests, and tenants.
- Residential use & occupancy: All lots must be used only for single-family residential purposes. A single family means one person, related persons (blood, marriage, adoption), or up to three unrelated persons living together. Home businesses are allowed if they comply with City of Apache Junction ordinance.
- Leasing & rentals: Leases must be in writing, cover the entire residence and lot, and have a minimum term of 30 days. No short-term rentals under 30 days are allowed.
- Assessments & fees: Annual assessments are due from all lot owners. The initial maximum annual assessment was $348, and it can increase each year by the greater of 5% or the CPI increase (but not more than 20% year-to-year without majority owner approval). Special assessments require a 2/3 vote of owners. A transfer fee, set by the board, is due from each new purchaser. Late payments incur 10% annual interest or a $15 late charge.
- Architectural control & landscaping: All exterior changes (construction, alteration, painting, fences, etc.) require prior written approval from the Architectural Committee. Landscaping in the front yard must be installed within 6 months of ownership and follow xeriscape principles; the association may install it at the owner's cost if not done. Temporary structures are prohibited except by the developer.
- Parking & vehicles: Vehicles longer than 230 inches, taller than 75 inches, or wider than 84 inches are prohibited on lots or common area. No construction or repairs (except emergency) on lots. All vehicles must be parked in garages or driveways; no overnight on-street parking. Parking in front or side yards is prohibited. The association may tow violating vehicles at owner expense.
- Pets & animals: Dogs, cats, and common household pets are allowed but not for commercial breeding. The number must not be unreasonable as determined by the Architectural Committee. Pets must be leashed or fenced. No animals that are obnoxious or annoying to neighbors.
- Signs & antennas: Only certain signs are permitted: one temporary for-sale/rent sign (up to 5 sq ft), one residential identification sign (up to 80 sq in), and signs required by law. All signs must comply with city ordinances. Satellite dishes (1 meter or less) are allowed but must be placed to minimize visibility from neighboring property, subject to federal rules.
- Party walls & maintenance: Walls on lot dividing lines are party walls. Each owner maintains the exterior surface facing their lot; repair costs are shared equally unless damage is caused by one owner (then that owner pays). Owners must keep their lots and homes maintained, including weed-free front yards and proper window coverings facing streets.
