The community enforces detailed rules strictly, requiring Board approval for all exterior changes and imposing significant restrictions on parking, noise, pets, leasing, and outdoor use.
- What you own & maintain: You own your unit's interior, HVAC, appliances, patio, enclosed yard, and back-yard gate; the Association maintains the building exterior, roof, common landscaping, and carries master insurance. You must insure your personal contents and improvements beyond original construction, and you're responsible for the insurance deductible if your unit is damaged.
- Monthly assessments & fees: Monthly assessments fund pool, landscaping, pest control, insurance, and exterior/roof upkeep; a $20 late fee applies if payment arrives after the 15th.
