Higley Park Professional Village is a condominium in Gilbert, AZ, designed exclusively for professional office use. Unit owners own their individual units and share ownership of common elements, which the association maintains. This document is the primary rulebook for the community.
- Permitted uses: Units may only be used as offices for professional services such as medical, dental, legal, architectural, accounting, real estate, insurance, and related incidental sales. Any other use requires zoning approval and, after the declarant control period, approval of all unit owners.
- Pets & animals: No animals, birds, reptiles, fowl, or livestock are allowed, except fish kept in aquariums and service animals for disabled persons.
- Leasing & rentals: Leases must be in writing, include a clause that the lease is subject to the declaration and rules, and be at least 10 days before occupancy. The unit owner must provide contact information and copies of the governing documents to the lessee. The owner is liable for any violations by tenants or guests.
- Signs & exterior appearance: No signs visible from the exterior are allowed without prior board approval. The board may permit identifying signs with acceptable location, size, and style. Reflective window coverings are prohibited; only 2-inch horizontal wood or wood replica blinds are allowed without board approval.
- Alterations & improvements: Nonstructural interior alterations do not require board approval, but any change visible from the exterior or affecting structural elements, party walls, or perimeter walls requires prior written approval. The board may impose conditions including insurance, plans, and security deposits.
- Parking & vehicles: Parking is allowed only in designated parking spaces. No inoperable vehicles, trucks, trailers, campers, boats, or recreational vehicles may be stored or parked. Bicycles may only be stored in designated racks or inside a unit and not left longer than 24 hours. The board may tow violating vehicles at the owner's expense.
- Nuisances & offensive activity: No nuisances or offensive activities are permitted. Exterior speakers, horns, or sound devices are prohibited without board approval. All laws and zoning must be observed.
- Antennas & satellite dishes: No antennas or satellite dishes may be erected outdoors without board approval. If prohibited by law from requiring approval, installation must still comply with the rules.
