- What you own & maintain: You own your lot and the house on it. You are responsible for maintaining your lot, including landscaping and exterior repairs. The association maintains common areas (tracts) and may enter your lot for maintenance of easements.
- Architectural review: Any exterior alteration or new structure (fence, shed, etc.) requires prior written approval from the Architectural Committee. Plans are deemed approved if not acted on within 45 days.
- Leasing & rentals: Leases must be for at least 30 days. A copy of the lease must be provided to the association, and the lease must require the tenant to follow all HOA rules.
- Parking & vehicles: Vehicles must be parked in garages or driveways, not on grass or gravel. On-street parking is limited to short-term loading, guest visits (no overnight), and special events. No boats, trailers, or large vehicles may be visible from neighboring property. Pickup trucks up to 1 ton and mini motorhomes under 7 ft height/18 ft length are allowed if used for basic transportation.
- Pets: Only a reasonable number of house or yard pets are allowed, kept as domestic pets (not commercial). No structures for animals visible from neighboring property. Pets must not create unreasonable noise or nuisance.
- Assessments & fees: Annual assessments are initially $930 per lot (as of 2000) and increase automatically each year by up to 10% or CPI, whichever is greater. Special assessments require 2/3 member vote. A capital reserve fee (1/6 of annual assessment) is due from each new buyer. Transfer fees also apply.
