This document is the full Declaration of Covenants, Conditions, Restrictions and Easements, which establishes the framework for the community.
- Architectural review: All exterior alterations—including buildings, fences, sheds, paint colors, and landscaping—must be approved in writing by the Architectural Committee before work begins. Plans are deemed approved if no response is received within 30 days.

Trash must be in covered containers and not visible except on collection day.
- Parking & vehicles: On-street parking is discouraged. Vehicles should be kept in garages, driveways, or designated areas. No parking of boats, trailers, campers, or commercial vehicles is visible from neighboring property. Pickups under 1 ton and mini-motorhomes under 7' tall and 18' long are allowed if used for regular transportation.
- Party walls & fences: Owners sharing a party wall or fence must equally share maintenance and repair costs unless damage is caused by one owner. Disputes are resolved by the Board. Walls adjacent to common areas are treated as party walls with the Association.
- Common area usage: All owners have an easement to use common areas for recreation, subject to Association rules. The Association can suspend use for non-payment of assessments or rule infractions (up to 60 days per infraction). Common areas can be changed or transferred with a majority vote of members.
