Goldwater Glen is a single-family home subdivision (Lots 1–93) in Glendale, Arizona, governed by a Declaration of Covenants, Conditions and Restrictions recorded in 1972. These CC&Rs run with the land and apply to all owners, focusing on residential use, building standards, and lot maintenance. They do not establish an HOA with fees or an active board; enforcement relies on lot owners.
- Land use & building type: Lots may be used only for residential purposes. Each lot may have one detached single-family dwelling, no more than two stories or 30 feet in height, plus a private garage for up to two cars. Temporary structures (trailers, tents, basements, etc.) cannot be used as residences.
- Minimum dwelling size & cost: Dwellings must cost at least $12,000 (based on 1972 cost levels). Minimum ground floor area: 1,100 sq ft for one-story homes, 1,400 sq ft for multi-story homes (excluding open porches and garages).
- Setbacks & lot dimensions: Minimum front setback: 20 feet from front lot line (15 feet on lots abutting Olive Avenue). Interior lots: two side yards of at least 7 feet each (with exceptions for lots without alley access). Corner lots: street side yard at least 10 feet, other side at least 5 feet. Rear setback: at least 15 feet. No dwelling on a lot less than 60 feet wide at the building setback line or less than 6,000 sq ft in area.
- Pets: Household pets (dogs, cats, etc.) may be kept, but not for commercial breeding or maintenance. Livestock and poultry are prohibited.
- Signs: Only one professional sign (max 1 sq ft), one sign advertising the property for sale or rent (max 5 sq ft), and builder signs during construction and sales are allowed.
- Architectural review: All new buildings, alterations, fences, or walls must have written approval from the Architectural Control Committee (or its representative) based on plans and specifications. If no decision within 30 days or no lawsuit before completion, approval is deemed given. Committee members serve without compensation.
- Term & amendments: The covenants run for 30 years from recording (1972), automatically extending for successive 10-year periods unless a majority of lot owners record an instrument to change them. Amendments require a signed instrument by at least 75% of lot owners, recorded.
