- Leasing & rentals: No lot may be leased for less than 30 days. Owners must ensure tenants comply with all governing documents and are liable for tenant violations.

Owners must pay within 15 days of due date; late charges apply (greater of $15/month or 10% of unpaid assessment). The Association has a lien on the lot for unpaid assessments, which is subordinate only to property taxes and first mortgages.
- Maintenance & landscaping: Owners must landscape their lot within 90 days of purchase and maintain landscaping, exteriors, and common area easements. Damaged structures must be fully repaired within 18 months. The Association may perform work if an owner fails to do so and charge the owner with 12% interest and a 10% administrative fee.
