What North Canyon Ranch Owners Association's governing documents say
North Canyon Ranch is a single-family residential community (with some areas for apartment developments) in Glendale, AZ, governed by a homeowners' association. These Covenants, Conditions & Restrictions (CC&Rs) bind all lot owners. Key rules cover residential use, pet limits, parking, architectural approvals, and mandatory assessments.
- What you own & maintain: You own your lot (and any residential unit on it). The association maintains common areas; you maintain your lot and any improvements.
- Assessments: Annual assessments are set by the board, initially capped at $240 per lot per year (in 1986), with annual increases tied to 5% or CPI, whichever is greater. Unimproved lots pay 25% of the improved rate. Special assessments require a 2/3 membership vote. Delinquent assessments accrue 12% interest and can become a lien on your property.
- Pets: No animals, livestock, or poultry may be raised or bred. You may keep up to 3 household pets (dogs, cats, birds, or fish) as long as they are not a nuisance or kept for commercial purposes.
- Parking & vehicles: Vehicles must be parked in the garage or driveway. No buses, motor homes, recreational vehicles, or trucks over 1 ton capacity are allowed unless screened from view. No storage of abandoned or neglected vehicles.
- Architectural review: Any exterior structure, addition, or alteration (including fences and walls) requires prior written approval from the Architectural Committee. Plans must be submitted and are deemed approved if not acted on within 30 days. Fences must be set back from the front street line, and side/rear fences cannot exceed 6 feet in height.
- Use restrictions: Lots are for single-family residential use only. No business, trade, or commercial activity is permitted. Antennas, exterior storage in front yards, open burning, and incinerators are prohibited. Signs are limited to mailboxes, nameplates, and for-sale/for-rent signs meeting committee specifications.
- Leasing & rentals: Rental apartments (4+ units under single ownership) are allowed only on designated parcels (Exhibit A). No specific minimum lease term for lots; the document does not restrict leasing of single-family homes beyond the general residential use restriction.
