Overland Trail is a standard single-family home subdivision in Glendale, AZ, governed by a Declaration of Covenants, Conditions, and Restrictions (CC&Rs). These rules apply to all lot owners and their occupants, covering property use, appearance, and architectural standards to maintain the neighborhood's character.
- Pets & animals: No animals, livestock, or poultry may be raised or kept, but up to three household pets (dogs, cats, birds, or fish) are allowed, provided they are not a nuisance or kept for commercial purposes.
- Parking & vehicles: On-street parking is limited to deliveries and short-term guests. Vehicles must be parked in the carport or driveway. Buses, vans, motor homes, RVs, and trucks over 3/4 ton capacity or for commercial use are prohibited unless attractively screened from view.
- Exterior storage & appearance: No exterior storage of items (e.g., woodpiles, trailers, boats, abandoned vehicles) is allowed unless attractively screened. Garbage must be in screened containers and regularly removed. Clothes drying in public view is prohibited.
- Architectural review: An Architectural Control Committee (initially three named individuals) must approve all exterior structures, additions, or changes (including fences, walls, colors) for harmony of design. If the committee fails to approve or disapprove within 30 days, approval is deemed granted. The committee's authority ends 30 years after recording unless a majority of lot owners appoint a successor.
- Fences & party walls: No fence or wall may be erected nearer to the front street than the front wall of the dwelling. Side and rear fences may be up to six feet tall. Party fences (shared between lots) require joint maintenance: if damaged by an owner or their guests, that owner pays; otherwise, adjoining owners share the cost equally.
- Signs & antennas: No exterior signs or advertisements except mailboxes, residential nameplates, and 'for sale'/'for rent' signs conforming to developer specifications. No exterior radio or CB antennas are allowed.
- Miscellaneous prohibitions: Other restrictions include: no outside speakers or amplifiers directed outward; only indirect outdoor lighting; no open fires or incinerators; no repair of detached machinery in view; no oil/mineral exploration; no subdivision of lots; and no interference with established drainage patterns.
