Adobe Terrace is a single-family home subdivision in Phoenix, AZ, governed by a homeowners' association (HOA) through its Covenants, Conditions & Restrictions (CC&Rs). These rules apply to all owners, residents, and guests, covering property use, appearance, and maintenance to preserve the community's residential character.
- Property use & occupancy: Lots are for single-family residential use only. Each home must have an attached two-car garage. No mobile homes, trailers, or temporary structures as residences. No business may be conducted on a lot unless it is home-based, inconspicuous, and complies with zoning.
- Architectural & landscape control: All exterior changes (structures, fences, paint, landscaping) require prior written approval from the Architectural Control Committee. Fences must be masonry; front hedges limited to 3 ft, side/rear fences to 6 ft. No chain-link fences without approval.
- Pets & animals: Only common household pets allowed, not for commercial purposes. Dogs and cats must be leashed (max 6 ft) when off the owner's lot. Owners must promptly remove pet droppings. No outdoor pet structures visible from neighboring properties without committee approval.
- Leasing & rentals: Owners may rent entire lots, but leases must be for at least 30 days (no transient or hotel use). Leases must be in writing and subject to the CC&Rs; the owner remains jointly liable with the tenant for compliance and assessments.
- Parking & vehicles: No trucks, trailers, campers, boats, or recreational vehicles may be parked visibly on lots or streets for more than 48 hours in 7 days, except in garages. Inoperable vehicles must not be visible. Garage doors must be kept closed except when entering/exiting.
- Signs & antennas: No signs visible from neighboring property except one approved 'For Sale' sign, required legal signs, and approved identification signs. Satellite dishes and antennas are subject to FCC rules but must be ground-mounted if possible and approved by the committee.
- Maintenance & landscaping: Owners must maintain their lot and improvements. Public yards (visible from neighbors) must be landscaped within 120 days of purchase. Damage from fire or casualty must be repaired within 6 months. Disputes between owners over shared maintenance are decided by the Architectural Control Committee.
