- Residential use only: Lots may be used only for residential purposes. Only one detached single-family dwelling up to two stories plus a private garage or carport for no more than two cars is allowed.
- Minimum home size: A one-story dwelling must have at least 900 square feet of ground floor area; a multi-story dwelling must have at least 1,200 square feet.
- Setbacks & easements: Buildings must meet the minimum setback required by local ordinance. Utility and drainage easements as shown on the plat must remain free of structures or obstacles that obstruct water flow; the lot owner maintains the easement area.
