- What you own & maintain: You own your townhouse interior and patio. The association maintains roofs, exterior surfaces, gutters, trees, shrubs, walks, private sewers, and all common area (including pool if any). You are responsible for termite control and all interior fixtures and equipment.
- Assessments & fees: Annual assessments start at a maximum of $450 per lot (as of 1972). The board may increase annually up to 3% without a member vote; any increase above 3% requires a 2/3 vote of each membership class. Special assessments for capital improvements also require a 2/3 vote. Assessments are uniform per lot and can be collected monthly.
- Architectural review: Any exterior change (building, fence, wall, addition) must get written approval from the board or an architectural committee. Plans are deemed approved if not disapproved within 30 days of submission.
