What Country Life Homes's governing documents say
Country Life Homes is a subdivision in Phoenix, AZ governed by restrictive covenants recorded in 1967 that run with the land. These covenants apply to all lot owners and establish rules for residential use, primarily for mobile homes. There is no homeowners' association; enforcement is by the original 'Company' (or its successors) and by lot owners.
- Use & Structures: Lots may be used only for residential purposes. The only permitted dwelling is one mobile home, plus attached cabanas, carport/garage, and storage rooms. Any structure must be new, blend with the mobile home color, and not exceed one story or 12 feet in height.
- Mobile Home Requirements: Each mobile home must be at least 40 feet long and 10 feet wide. It must have complete sanitary facilities and must be connected to sewerage. All mobile homes must be skirted with approved material and have a patio awning of at least 300 square feet. Placement requires written approval from the Company (approval is deemed given if no objection within 30 days).
- Setbacks & Lot Lines: The front wall of the mobile home (including cabanas and carport) must be at least 20 feet from the front lot line, 10 feet from any side street line, 5 feet from any side lot line, and 25 feet from the rear lot line.
- Pets: Only small household pets (dogs, cats, etc.) are allowed, not kept for commercial purposes, and must be kept in a fenced yard or on a leash. No animals, livestock, or poultry are otherwise permitted.
- Parking & vehicles: No inoperable or under-repair vehicles may be parked on the street or lot. No large construction machinery, dump trucks, tractors, etc. No truck larger than 3/4-ton series. All vehicles must be modern and in good appearance. One small travel trailer or boat may be stored on the rear ¼ of the lot if not detrimental to appearance.
- Maintenance & Cleanliness: Owners must keep lots free of weeds, trash, and debris. The Company may perform maintenance if the owner fails to do so, and the owner must reimburse the cost, which becomes a lien on the lot.
- Fences & Walls: No solid wall or fence over 6 feet in height. No fence over 2½ feet within the front setback (between street and front wall of dwelling). All fencing materials must be new and approved by the Company.
- Easements & Drainage: Easements for utilities and drainage as shown on the plat. No structures or plantings may interfere with these easements or alter drainage flow.
