Continental Villas West is a townhome community in Glendale, AZ — you own your lot and share party walls with neighbors. The association governs common areas, architectural standards, and enforces rules for all homeowners.
- What you own & maintain: You own your lot and the interior of your townhome. The association maintains common areas, but you are responsible for exterior maintenance of your unit (doors, windows, patio fences, etc.). The association may paint exteriors at its discretion if funds allow.
- Leasing & rentals: Leases must be for at least one year. You must notify the association in writing within 30 days of a rental and provide the tenant with the governing documents. No more than 15% of lots may be rented at any one time.
- Architectural review: Any exterior change (fence, paint, structure) requires written approval from the board or an architectural committee. If no response within 45 days, approval is deemed given.
- Pets: Household pets (dogs, cats, birds, fish) are allowed but must be kept in your home or fenced patio, leashed when outside, and not create noise or waste nuisances. No commercial breeding.
- Parking & vehicles: No parking in common areas except as allowed. Inoperable or abandoned vehicles are prohibited. Boats, campers, and bicycles may not be left in common areas and can be towed at owner's expense.
- Assessments & fees: Annual assessments are levied per lot and due monthly. The maximum annual increase is 5% without a membership vote. Late payments incur a $15 monthly fee, and the association can place a lien or foreclose. Special assessments require a 51% member vote.
- Use restrictions: Lots are for residential use only. No business activities that cause traffic, noise, or parking impacts are allowed. Political signs are permitted per state law (max 24"x24", 45 days before election, removed 7 days after).
