Cobblestone Creek is a commercial and retail development in Goodyear, AZ — not a residential community. This document binds the owners of commercial parcels (e.g., retail stores, restaurants) and sets rules for shared easements, sign rights, construction, maintenance, and use restrictions.
- Permitted uses & prohibited businesses: Only commercial uses allowed (retail, restaurants, auto services, etc.). Prohibited uses include pawn shops, adult businesses, massage parlors (except licensed therapists), funeral homes, payday lenders, self-storage, and any nuisance or noxious activity.

- Insurance & indemnification: Each owner must carry liability insurance of at least $3,000,000 combined single limit and name other owners as additional insureds. Owners also waive subrogation and must indemnify others for claims arising from use of easements.
- Easements & shared access: Each owner grants reciprocal easements over their parcel's driveways, parking, utilities, and drainage for ingress/egress, utility lines, and maintenance. Owners may temporarily close for repairs but cannot block access unreasonably.
