- Architectural review: You need prior written approval from the Architectural Committee for any exterior change visible from neighboring property, including grading, improvements, or color changes. Approval is deemed given if not denied within 60 days of a complete application.
- Residential use & home businesses: Lots are for residential use only. A home business is allowed if it is not detectable from outside the home (no signs, customers, noise, or odors) and complies with zoning. Leasing your entire lot is not considered a business.
- Pets: Up to 3 dogs, 3 cats, but no more than 4 combined total. Pets must be leashed or in an enclosure when outside, and owners must clean up after them. No outdoor kennels visible from neighboring property.
- Parking & vehicles: Vehicles must be parked in the garage if space allows; otherwise, operable vehicles up to 7 feet tall and 20 feet long may park in the driveway. Street parking is limited to 24 consecutive hours. No storage of vehicles (covered or parked >24hrs) outside the garage. Towing at owner's expense for violations.
- Signs: No signs visible from neighboring property except one 'For Sale' sign (size/color/location approved by Architectural Committee) and residence identification signs approved in advance.
- Assessments & liens: All lot owners must pay annual assessments to cover common expenses, reserves, and operations. Delinquent payments accrue interest, late charges, and attorneys' fees and become a lien on the property. The board may also levy special assessments.
