The association owns and maintains common areas (designated tracts and street landscaping) through per-lot regular and special assessments and enforces strict architectural review, residential-use rules, and property maintenance standards on all owners and residents.
- Home ownership & common areas: You own your individual lot and residence; the association owns and maintains common areas (Tracts A through LL and landscaping along Roosevelt and Fillmore Streets). These amenities are funded by regular and special assessments levied per lot.
- Architectural review & design approval: All construction or modifications require written Design Review Committee approval before work begins. Construction debris and materials may be stored only in committee-approved areas and must be removed promptly after completion.
