Travis Park is a standard single-family home HOA in Litchfield Park, AZ. You own your lot and house; the association maintains common areas and enforces rules to protect property values. This document is the full CC&Rs binding all owners.
- What you can build & modify: Only one detached single-family home per lot, max two stories, with an attached two-car garage. All exterior changes (including paint, fences, landscaping) need Design Review Committee approval. Fences must be masonry, max 6 ft high; no chain link without approval.
- Landscaping & maintenance: Front yard must be landscaped within 120 days of purchase per an approved plan. Owners must keep lots neat, cut weeds, and not store junk or clothes-drying visible from other lots. The association can step in if you fail to maintain and charge you.
- Parking & vehicles: Passenger vehicles (including pickups ≤3/4 ton) may park in garages or driveways only. No commercial vehicles, boats, trailers, or RVs except in a fully enclosed rear yard (max 2 ft above lowest fence). Vehicles must be in operating condition with current plates.
- Pets: A 'reasonable number' of common house pets allowed, kept as domestic pets only. Must be leashed outside your lot; waste must be removed. No nuisance noise. Pet structures need Design Review approval and must not be visible from neighboring property.
- Leasing & rentals: You may rent your entire lot/dwelling to a single family only. No minimum lease term is stated, but the rental must be to one family unit. Business or short-term vacation rentals are not allowed (residential use only).
- Assessments & fees: Annual assessments set by the Board, starting at $10/month per lot initially. Can increase up to 10% per year without member vote. Higher increases need 2/3 vote. Special assessments for lot maintenance may be levied. On transfer, buyer pays a Working Capital Fund and Reserve Fee, each up to 25% of the annual assessment.
- Design Review Committee: Any construction, alteration, landscaping, or color change must be approved in advance by the Design Review Committee (appointed by the Board). They can grant variances from the rules. Their decisions are final.
- Dispute resolution: Disputes between owners, the association, or developers about construction defects or document violations must go through negotiation, then mediation, then arbitration before any lawsuit (except assessment collection).
