The Raven Condominiums is a 160-unit condominium in Phoenix, AZ, converted from a rental apartment community. You own your unit's interior and share ownership of the common elements (grounds, buildings, pool, clubhouse, etc.), which the association maintains and insures. The declaration governs all owners and occupants, with specific rules on leasing, pets, occupancy, parking, and more.
- Leasing & rentals: Leases must be in writing, for a minimum of 30 days, and a copy must be provided to the association within 10 days. Daily or weekly transient rentals (like Airbnb) are prohibited. The board may require termination of a lease for repeated rule violations.
- Pets: Only one of the following per unit: a dog under 30 lbs, a cat, a small bird cage (up to 2 birds), or a small fish tank (plus assistance animals as required by law). Pets must be leashed (max 10 ft) when outside, cleaned up after, and not cause noise or odor. Certain breeds may be banned by the board.

Exterior walls, roofs, and trim must match original; owners cannot modify them. The board may adopt rules for windows, screens, and decorative lighting.
- Maintenance responsibilities: The association maintains all common elements (roofs, exteriors, shared utilities, landscaping, pool, etc.). Owners maintain their unit's interior, windows, doors, screens, plumbing and electrical within the unit, and their allocated patio/balcony and parking space. The association can step in and charge the owner if maintenance is neglected.
- Smoking & nuisances: Smoking is restricted in common areas (pool, clubhouse, walkways, etc.) per city ordinance (50 ft from public places).
