The association maintains common elements and enforces the rules; unit owners are responsible for their own units and certain limited common elements. This document applies to all unit owners, who must comply with use restrictions, leasing rules, and assessment obligations.
- Use restrictions: Units may be used for industrial, office, and retail purposes. Prohibited uses include marijuana cultivation/dispensary, manufacturing of paper or paint, foundries, slaughterhouses, and any use offensive by odors, noise, or hazards. Any permitted operation causing air or water pollution must install controls and carry insurance approved by the Board.

Unit owners maintain their unit interior and allocated limited common elements (e.g., doors, windows, HVAC units). No exterior paint or material changes without Board approval.
- Assessments: Common expenses are allocated by percentage: Unit 101: 39.03%, Unit 102: 21.94%, Unit 103: 39.03%. The association can levy regular and special assessments, and may impose monetary penalties for violations. Assessments are secured by a lien on the unit.
