What Alta Mesa Parcel 3's governing documents say
This is a third amendment to the governing documents (CC&Rs) for Alta Mesa Parcel 3 (Mission Square), a single-family homeowners association in Phoenix, AZ. It updates insurance requirements for the association and individual lot owners, including liability and hazard coverage. This document only contains amendments and does not include the full set of community rules.
- Insurance: The association must maintain liability insurance with at least $2,000,000 coverage for bodily injury and property damage (Article VI, Section 2(a)). The board must also obtain bare walls hazard insurance for each dwelling unit on individual lots, excluding contents and personal liability, with replacement cost coverage. This insurance is part of the master policy, and each lot owner is separately assessed for their share of the premium. The policy must name all owners, mortgagees, the association, its directors, officers, employees, and agents as insureds.
- Assessments: Each lot owner will be assessed separately for the portion of the insurance premium attributable to their lot's hazard coverage.
- What this document doesn't cover: This is a partial amendment focused only on insurance provisions. It does not address other typical HOA topics such as architectural controls, parking, leasing, pets, or use restrictions. For the full rules, refer to the original Declaration and any other amendments.
