Apache Wells Mobile Park is a manufactured home (mobile home) community in Mesa, AZ. Residents own or lease lots and place mobile homes on them; the community is governed by declarations that include age restrictions, pet limitations, and architectural controls. The rules bind all lot owners and residents.
- Age restriction: In Unit 3A, no person under 16 may permanently reside. In Unit One, the minimum age is 18.
- Pets: In Unit 3A, no household pets or poultry are allowed except small indoor pets approved in writing, and they may not be raised or bred commercially. In Unit One, the same rule applies to most lots; Lots 218–235 are also restricted to approved small indoor pets only.
- Setbacks & structures: In Unit 3A, mobile homes must be at least 15 ft from the front lot line, 5 ft from side lines, and 10 ft from the rear (20 ft on Tracts G & H). Only one single-family mobile home per lot is allowed. All structures require prior written approval of the Company.
- Approval of mobile homes: No mobile home may be placed on a lot until approved in writing by the Company as to size, condition, and appearance. The home must have complete sanitary facilities and connect to sewer outlets meeting state health requirements.
- Community areas & assessments: Common areas (including streets, walkways, recreational facilities) remain the property of the Company, which maintains them. Each lot owner pays a monthly assessment, set ratably and based on maintenance costs. Unpaid assessments become a lien on the lot, enforceable via mechanics' lien procedures.
- Parking & storage: Boats, boat trailers, or travel trailers may not be stored in the subdivision except in areas designated by the Company with prior written approval.
- Property maintenance: Lots must be kept clean and free of trash/garbage except in buried sanitary containers. If a lot is not maintained, the Company may clean it and charge the owner; the amount becomes a lien.
- Signs: No for-sale signs or other signs or advertisements may be displayed except as designated by the Company.
