- What you own & maintain: You own your individual lot and single-family residence; no lot subdivisions are permitted. You're responsible for property upkeep; the Committee can assess you for cleanup costs (up to four times yearly) after a 10-day notice if you fail to maintain the property, creating a lien on your lot.
- Architectural review & approval: Before constructing or materially altering any structure (homes, garages, sheds, fences), you must submit four copies of detailed plans to the Homeowner's Committee for approval. The Committee can refuse approval for aesthetic or design reasons; if the Committee doesn't respond within 30 days, approval is assumed (unless the plan conflicts with specific restrictions).
- Construction & design requirements: New construction only (no moved buildings). Homes must have minimum 1,700–1,800 sq ft livable area. - Vehicles & parking: Private cars and pickup trucks ≤3/4 ton may park on the side of your lot (with setback and approval); campers, trailers, and boats may park in back if screened and approved. All other vehicles and equipment must be in a closed garage. No unregistered or non-operating vehicles allowed on the property or street.
- Pets: A reasonable number of dogs, cats, birds, and fish may be kept as household pets if contained, not a nuisance, and not bred for commercial purposes. Swine, peacocks, pigeons, and geese are prohibited.
