Citrus Cove is a single-family residential subdivision in Mesa, AZ, governed by a Declaration of Restrictions (CC&Rs). These rules apply to all lot owners and set standards for construction, use, and maintenance to preserve the neighborhood's character.
- Land use & zoning: All lots are residential except Tract A and Lot 9, which may be used for professional or residential service uses as permitted in the City of Mesa RS district. No business of any kind may be conducted in or from a residence except as noted.
- Minimum house size & construction: Each dwelling must have a ground floor area of at least 2,200 square feet (excluding open porches, pergolas, and attached garage). Buildings must be new construction and cannot be moved from another location.
- Setbacks & building placement: Front walls must be at least 20 feet from the front property line. Side walls must be at least 7 feet from side lot lines (3 feet for carports/storage) and 12 feet if the side property line is on a street. Rear setbacks for garages/guest houses may be different.
- Fences & walls: No solid wall or fence over 2.5 feet high within 20 feet of the front street line. Side and rear fences/walls (not building walls) may be up to 6 feet high. Hedges within 20 feet of the front lot line cannot exceed 3 feet in height.
- Parking & vehicles: Private passenger cars and pickup trucks may be parked on front or side lines. Larger trucks and non‑operating vehicles must be kept in an enclosed garage. No vehicle under repair may remain on the lot or street unless inside a garage.
- Architectural control: An Architectural Control Committee (initially Marc Lemieux and Wallace Belnap) must approve all construction plans. The committee may modify restrictions to allow construction consistent with a choice residential district.
- Livestock & signs: No livestock or poultry may be kept on any lot. Advertising signs are prohibited except for 'For Rent' or 'For Sale' signs. No TV antenna or radio tower may exceed 6 feet above the roof peak.
- Nuisance & property maintenance: Lots must not become unsightly; no weeds, refuse, or junk piles. No use that may endanger health or unreasonably disturb other lot owners.
