What Coury Estates's governing documents say
Coury Estates is a single-family home subdivision in Mesa, AZ, governed by a Declaration of Restrictions. This document is a 1992 amendment that approves a replat of certain lots to create a new parcel (Tract A) for a parking facility serving an adjacent religious structure, and exempts that facility from certain subdivision restrictions.
- Replatting & new lot use: The amendment allows replatting Lots 176, 177, 178, 179, 180, and 191 into new Lots 192, 193, 194, and Tract A. Tract A may be used for a parking facility to service an adjacent religious structure.
- Religious facility parking exemption: No other provision of the Restrictions shall limit the construction, maintenance, or use of the parking facility on Tract A. Its design and construction are not subject to review or approval by the Declarant or the association; they only need to meet municipal, county, and state requirements.
- What this document doesn't cover: This is only a single amendment to the original Restrictions. It does not address general covenants such as leasing, pets, architectural review, assessments, or other typical HOA rules. Those would be in the unprovided original Declaration of Restrictions.
