It applies to single-family residential lots and establishes rules for construction, use, and maintenance. There is no homeowners' association created; these covenants run with the land and are enforceable among property owners.
- Residential use only: All lots are designated for single-family residential use. No house trailers may be used for residential purposes. Garages and outbuildings cannot be used as residences unless they include guest or servant quarters.
- Minimum dwelling size: Dwellings must have a minimum ground floor area of 1,100 square feet for single-story homes, or 800 square feet for 1½-story, 2-story, bi-level, or split-level homes, excluding open porches, pergolas, and attached garages.
- Setbacks & building placement: Front walls must be at least 15 feet and no more than 45 feet from the front property line. Side walls on interior lots must be at least 7 feet from the side lot line; on corner lots, at least 10 feet from the side street line and 5 feet from the interior lot line. Eaves and cornices may project up to 3 feet but cannot be closer than 2 feet to any lot line.
- Fences: No fences are allowed in front yards closer than the house setback line, except decorative fences. Front yard fences cannot exceed 30 inches in height; rear yard fences cannot exceed 6 feet.
- Pets & livestock: No poultry or livestock are allowed. House pets (dogs and cats) are permitted but must be kept on a leash or within the boundaries of the owner's lot when outdoors.
- Signs: Advertising signs are prohibited except for 'For Sale' or 'For Rent' signs. No billboards, unsightly objects, or nuisances are allowed.
- Duration & amendment: The restrictions run with the land until January 1, 1999, and automatically renew for successive 10-year periods unless a majority of lot owners vote to change them.
