Ashbrook Corner Condominiums is a 2-unit condominium in Mesa, Arizona — you own your unit's interior and allocated outdoor space, share common elements equally between the two units with one vote each, and must follow the association's rules on use and improvements.
- What you own & maintain: You own your unit's interior (walls, floor, ceiling, garage) plus half the interior party wall. You're responsible for maintaining your unit interior and any allocated Limited Common Elements (driveway, patio, balcony, your utility meter). The association maintains all other common areas at shared expense.
- Residential use only: Units must be used exclusively for single-family residence. No business operations are allowed, though you may maintain a personal professional library, keep business records, or handle personal calls from your unit.
- Alterations & structural changes: Non-structural improvements within your unit need no prior approval. Structural changes require written Architectural Committee approval plus certification from a licensed Arizona architect/engineer. Any alteration visible from outside requires your adjoining neighbor's written approval.
- Solar panels, satellite dishes & antennas: No solar devices, satellite dishes, antennas, or similar equipment may be installed if visible from neighboring properties without advance written consent from the Architectural Committee and Board.
- Architectural Committee: The Board appoints an Architectural Committee (at least 3 members) to regulate external design, appearance, use, and maintenance of the condominium. Most exterior work requires their approval.
- Assessments & common expenses: Monthly assessments cover all common area maintenance and association operations, divided equally between the two units. The Board may increase assessments annually by the Consumer Price Index; increases exceeding stated maximums require a two-thirds member vote.
- Voting & governance: Each unit owner holds one vote in the association. During the initial Declarant Control period (ending 90 days after 75% of units are sold or 4 years, whichever is sooner), the developer appoints the Board and officers.
