This is an office condominium (not residential) in Phoenix, AZ — Executive Villas at Eastbrook Condominium. You own your unit and a 1/4 undivided interest in the common elements. The property is used exclusively for executive and general office purposes; no residential, manufacturing, or industrial use is permitted. Each unit owner pays an equal 1/4 share of common expenses.
- What you own & maintain: You own the interior surfaces of your unit (walls, floors, ceilings) and certain limited common elements like allocated parking spaces, doors, and windows. The association maintains building exteriors, roofs, and common areas. You must maintain your unit's interior, windows/doors, and any utility meters serving only your unit.
- Use restrictions – office only: Units must be used for executive or general office uses allowed by zoning. No residential, recreational, manufacturing, or industrial use. Cooking is limited to microwave use and catered food prepared off-site. No storage of hazardous materials (except small amounts of ordinary cleaning agents).
- Pets: No animals of any kind are permitted in units or common elements, except assistance animals under the control of a disabled person.
- Parking & vehicles: Each unit has specifically allocated numbered parking spaces (e.g., Unit 101: spaces 16, 22–26). Parking is only allowed in on-site paved spaces. Except for emergency repairs, no motor vehicle repair or maintenance is allowed on the property outside an enclosed yard limited common element. The board may tow vehicles parked in violation.
- Leasing & rentals: All leases must be in writing and provide that the lease is subject to the condominium documents. The unit owner must notify the association of the lease's start and end dates and the lessee's name. The document does not specify a minimum lease term.
- Assessments & fees: Common expense assessments are equal per unit (1/4 each). The board may increase assessments up to 110% of the prior year without owner vote; increases beyond that require 67% owner approval. Delinquent assessments accrue 18% annual interest and late fees.
