• Fences & hedges: No solid wall or fence over 2½ feet high within the front yard setback. Side and rear fences or walls may be no more than 6 feet high. No hedge over 3 feet high within 26 feet of the front lot line.
• Land use restrictions: No livestock or poultry. No business, hospital, sanitarium, theater, or other commercial use. No residence may be used for any business purpose.
• Architectural review: No structure may be built or placed until its design, location, and materials are approved in writing by a committee (initially Virgil Roberts, later elected by owners). Approval is deemed given if no response within 30 days. All buildings must be in harmony with existing ones in the vicinity.
• Leasing & rentals: This document does not address leasing or rentals (no minimum term, no restriction).
• Duration & amendments: These covenants run with the land until January 1, 2003, and automatically extend for successive 10-year periods unless a majority of owners vote to change them.
