Citrus Paradise is a single-family residential subdivision in Mesa, AZ, governed by restrictive covenants that run with the land. These rules apply to all lot owners and are enforced by lot owners themselves, not a homeowners' association. The covenants establish minimum building standards, prohibit businesses and most livestock, and automatically renew unless a majority of owners votes to change them.
- Use & lot description: All 50 lots in Unit One are designated exclusively for single-family residential use. No business of any kind may be conducted in or from any residence. Lots cannot be resubdivided or conveyed in less than their original dimensions, except to combine contiguous lots with equal or greater street frontage.
- Building requirements: Only one detached single-family dwelling and a private garage or carport for up to 3 cars per lot. Minimum ground floor area of 1,400 square feet (excluding open porches, pergolas, attached garage). Buildings must be new construction; no moved structures allowed.
- Setbacks & fences: Front walls must be between 20 and 35 feet from the front property line; side street walls at least 10 feet; side lot walls at least 5 feet (attached carports/garages follow city codes). No front solid wall or fence over 2.5 feet high, and no chain-link fence of any height, may be built nearer to the street than the front wall of the residence.
- Animals & livestock: No hogs, goats, cows, horses, sheep, other livestock, rabbits, pigeons, chickens, ducks, turkeys, or other poultry may be kept on any lot.
- Signs & nuisances: No advertising signs (except 'For Rent' or 'For Sale' signs), billboards, unsightly objects, or nuisances are permitted. The developer may erect billboards during development. No structures may be placed on utility easements.
- Duration & amendment: The covenants are binding until January 1, 1997, and automatically extend for successive 10-year periods unless a majority of then-owners agrees to change them in whole or in part.
