What Stapley Greens's governing documents say
Stapley Greens is a planned unit development (PUD) of single-family residences (townhomes, patio homes) in Mesa, AZ. You own your lot and home, while the association maintains common areas and enforces restrictions. This declaration governs use, appearance, and obligations for all lot owners.
- What you own & maintain: You own your lot and single-family residence, and are responsible for all interior and exterior maintenance of the home, including air conditioning, plumbing, and heating systems, as well as the patio, rear yard, and entry area behind gates. The association maintains common areas and front yard landscaping visible from the street.
- Leasing & rentals: Leases must be in writing, for a term of at least 30 days, and cover the entire lot. Transient or hotel use is prohibited. A copy of the lease must be delivered to the association before occupancy begins.
- Pets: A maximum of two commonly accepted household pets are allowed without board approval. Pets must be leashed on common areas, and owners must immediately clean up any defecation.
- Occupancy & use: Each lot must be used only as a single-family residence. A single family is defined as persons related by blood, marriage, or adoption, or a group of up to three unrelated persons maintaining a common household.
- Architectural review: Any exterior alterations, additions, or improvements (including fences, walls, landscaping changes visible from other lots or common areas) require prior written approval from the board or architectural committee. Approval is deemed given if not disapproved within 30 days of submission.
- Parking & vehicles: Garage doors must be kept closed when not in use. No parking or storage of vehicles or trailers that are unsightly or cause noise nuisance is allowed. Joint-use driveways on corner lots must not be obstructed.
- Party walls & shared structures: Walls, fences, or columns on lot boundaries are party structures. Adjoining owners share maintenance costs equally unless damage is caused by one owner, who then bears full cost. Disputes are resolved by the board.
- Signs & exterior items: Only 'For Sale' or 'For Rent' signs placed in a window (max 4 sq. ft.) are permitted without board approval. No other signs, antennas, clotheslines, or window air conditioners are allowed.
