What Hohokam Hills Homeowners Association's governing documents say
Hohokam Hills is a single-family home subdivision in Mesa, AZ, governed by a standard homeowners' association (HOA). These Covenants, Conditions and Restrictions (CC&Rs) apply to all lot owners and their tenants, covering maintenance assessments, architectural controls, and use restrictions designed to protect property values.
- What you own & maintain: You own your lot and single-family home; the association owns and maintains the Common Areas (Tracts A through M and private drives). You must maintain your lawns and plantings (mowed, weeded, trimmed) and keep your home in good repair. The association may enter your lot after 14 days' notice for landscape maintenance or after 30 days' notice for exterior repairs, and charge you for the work.
- Architectural review: Any exterior improvement, alteration, fence, wall, or color change needs prior written approval from the Architectural Committee. Plans must be submitted; if the committee fails to approve or disapprove within 30 days, approval is deemed given. The committee can refuse plans for aesthetic reasons.
- Assessments & dues: Annual assessments start at $444 per lot (until Jan 1, 1985) and can increase up to 5% per year or by the CPI without a membership vote. Higher increases need a 2/3 vote of each membership class. Special assessments for capital improvements also require a 2/3 vote. Assessments are due monthly in advance; late payments accrue 10% interest and can become a lien on the property.
- Parking & vehicles: No vehicles over 3/4 ton, no trailers, boats, aircraft, or campers may be parked visibly on lots, streets, or common areas. Exceptions: pickup trucks under 3/4 ton with camper shells, mini motor homes under 7 ft tall and 18 ft long (if used for regular transport), and vehicles stored in the designated Recreation Vehicle Storage Area (Tract M). Inoperable vehicles may not be stored visibly.
- Pets & animals: Only a 'reasonable number' of generally recognized house or yard pets are allowed, kept as domestic pets (not commercial). No noise nuisance allowed, and any animal structure must not be visible from neighboring property. The board decides what is reasonable and what constitutes a nuisance.
- Leasing & rentals: Leasing is permitted but must be to a single family and subject to all Declaration provisions. No minimum lease term is stated in this document.
- Signs & antennas: No signs except one name/address sign up to 9" x 30" or one temporary 'for sale/rent' sign up to 5 sq ft. No outdoor antennas or satellite dishes without board approval.
- What this document doesn't cover: The text is truncated and OCR-scrambled; it does not cover complete party wall provisions, any age restrictions, rental caps, or specific amenity rules.
